Avaliação do planejamento de obra residencial com financiamento da Caixa Econômica Federal

Abstract

Currently, the Brazilian real estate financing market is growing. According to FIESP (Federation of Industries of the State of São Paulo), in 2021 real estate financing with savings resources grew by 53%, reaching a record 208.8 billion. Consequently, competition in the field of civil construction in this branch tends to increase in the same proportion. In this context, it is important to emphasize that each financing has its particularity, therefore, in order to receive the resources made available by Caixa Econômica Federal, it is necessary to meet some criteria in the planning part of the work. With this, budget development, more assertive schedules become essential. The objective of this work is to analyze the planning and financial physical schedule of residential work in Ceará with financing from Caixa Econômica Federal, based on PCI - individual construction proposal. For the research, a company responsible for carrying out the work provided the documents, architectural, budgetary and complementary projects and an individual construction proposal, which will be referred to throughout the work as, company A. The research was carried out from the quantitative survey and costs of the work, the definition of activities and the planning of the work were carried out for comparative purposes with the physical and financial planning carried out by the company. At the end of the research, it was possible to understand the need for efficient planning, even if it is in a small work, because with the increase in competition and demands in the current market, it is extremely important that every company presents itself as accustomed to improvements in its processes. Therefore, the study proposes some improvements to company A, in relation to its own planning, thus increasing the excellence of its enterprise and the satisfaction of its future customers.
