| Abstract in Brazilian Portuguese: | A inspeção predial é uma ferramenta diagnóstica essencial na Engenharia Civil, atuando como um "exame de saúde" da edificação para avaliar seu desempenho, segurança e estado de conservação. Inserido neste contexto, este trabalho apresenta um estudo de caso realizado em uma residência unifamiliar no município de São Benedito-CE, construída em 1990. O objetivo principal foi diagnosticar as manifestações patológicas existentes e propor diretrizes técnicas para a recuperação do imóvel. A metodologia adotada combinou vistoria sensorial in loco com a aplicação da matriz GUT para classificar e hierarquizar os problemas encontrados. Foram catalogadas dezessete anomalias, sendo constatado que falhas na estanqueidade e a ausência histórica de manutenção preventiva atuaram como as principais causas de danos graves, como corrosão de armaduras e deterioração de elementos estruturais. Como resultado, o estudo propõe um plano de intervenção dividido em três fases estratégicas oferecendo um roteiro técnico viável para restabelecer a segurança, a habitabilidade e a valorização do patrimônio. |
| Abstract: | Building inspection is an essential diagnostic tool in Civil Engineering, acting as a "health check" of the building to evaluate its performance, safety, and state of conservation. Within this context, this work presents a case study carried out in a single-family residence in the municipality of São Benedito-CE, built in 1990. The main objective was to diagnose the existing pathological manifestations and propose technical guidelines for the recovery of the property. The methodology adopted combined in situ sensory inspection with the application of the GUT Matrix to classify and prioritize the problems found. Seventeen anomalies were cataloged, and it was found that failures in watertightness and the historical absence of preventive maintenance acted as the main causes of severe damage, such as reinforcement corrosion and deterioration of structural elements. As a result, the study proposes an intervention plan divided into three strategic phases, offering a viable technical roadmap to reestablish safety, habitability, and the valuation of the property. |
