Inspeção predial: estudo de caso do bloco didático do curso de educação física da Universidade Federal do Ceará

Abstract

Building Inspection, a Diagnostic Engineering tool, arose from the growing need to ensure the health of buildings and the safety of their users. With the growing number of buildings and new construction techniques, it is essential that there are periodic inspections that search to identify and treat pathologies and thus ensure the quality of these buildings. This research consists of a case study of the Art Museum of the Federal University of Ceará (MAUC), with exclusively academic purposes, whose main objective is to characterize the anomalies and failures in the constructive systems and subsystems of the target building based on the two main standards used in Brazilian territory: ABNT NBR 16747 (2020) which provides guidelines and procedures for Building Inspection and the National Standard for Building Inspection of the Brazilian Institute of Engineering Assessments and Expertise (IBAPE, 2012). The study also addresses the subject at the regional level with municipal law nº 9.913/12, which provides for mandatory inspections and maintenance in the city of Fortaleza, CE. For this characterization of the building, checklists, a photographic report and the risk management tool, GUT Matrix, are used, which draws up a list of priorities for resolving pathologies based on the score of three criteria: Gravity, Urgency and Tendency. Finally, the research brings a general assessment regarding the conditions of use, maintenance, stability and security of the building and discusses technical recommendations to remedy the anomalies and failures found and thus return security to the place and its users.
