Inspeção predial: estudo de caso de um edifício próximo à Praia de Iracema

Abstract

This study presents a building inspection performed on a multifamily residential building located in Praia de Iracema, Fortaleza-CE, a zone of high environmental aggressiveness (Class III). The objective was to diagnose pathological manifestations in a building with ten years of service, classifying them according to their origin and criticality. The methodology adopted consisted of a case study with a qualitative-quantitative approach, encompassing documentar analysis and sensory technical inspection, utilizing the GUT Matrix for the prioritization of interventions. The results indicated a predominance of corrective management, confirmed by the absence of structural plans and a maintenance plan. Thirty-five anomalies were identified, with emphasis on severe reinforcement corrosion, critical failures in the Lightning Protection System (LPS), and widespread infiltrations. It is concluded that negligence regarding preventive maintenance, combined with marine aggressiveness, has accelerated the degradation of the building systems, requiring immediate interventions to ensure the safety and service life of the structure.
